Be ready for the new Austin Energy Audit ordinance
The Austin City Council has approved a new ordinance that will have an impact on both buyers and sellers of older properties that get their electricity from Austin Energy. The new Energy Conservation Audit, which takes effect June 1, 2009, is a move designed to provide prospective buyers with more information prior to closing on the current state of home's energy efficiency.
Sellers of properties that fall within the guidelines of the new ordinance will be required to have their properties inspected prior to closing and disclose the results of the energy audit to prospective buyers and to Austin Energy. Oh yeah, and the audit needs to be done by someone who's a certified Residential Energy Services Network (RESNET) Rater or a Building Performance Institute (BPI) Building Analyst Professional. But if you can prove you've already done some weatherization projects, you don't need the audit. Confused yet?
