Abilene
McCoy’s will start construction of our new store in Abilene in March 2024 with a planned opening in January 2025. This is a relocation of our existing store. The two platted lots will have utilities to the property line and detention is accommodated in a shared, off-site pond. Lots are served by a full-access (left in/left out) shared concrete drive. No curb cuts will be allowed directly onto Texas Avenue.

Alvin
These two lots have utilities to the property line and detention is in a shared off-site pond. TxDot has not finalized plans for the FM 517/State Hwy 35 intersection so there is some uncertainty as to the final drive location. It’s also possible that TxDot will require some right-of-way. These lots are visible from Hwy 35 which is the path of the future Grand Parkway. FM 517 is slated for a major reconstruction from Hwy 35 to Interstate 45 in Dickinson.

Lockhart

Home Depot is scheduled to begin construction in the spring of 2024 across Hwy 105. Part of their development agreement is that they will work with TxDot to facilitate a signal at Buffalo Springs & Hwy 105. We expect this to happen but cannot guarantee it.

New Caney
This is very early in the development process with the plat not expected to be ready until late 2024 and overall improvements in place in 2025.
The lot will be approximately 1.5 acres with utilities to the property line and detention handled off-site. The property is flat and level. Our understanding is that the overall development restrictions prohibit a convenience store. This is a great site for fast food or all types of retail.
